In 2020, we successfully took part in renovation works in the tenement house at Krakusa street in Krakow. One extra floor has been added to the building and its facade undergone the refreshing. We managed part of the works referred to interiors which has undergone a major refurbishment.To bring the new look of the tenement house we organised renovation included staircase and corridors of the building as well as makeover of 17 apartments with an area of ​​26-60 m2 – which are now ready for move in.

The project lasted from 15/03/2020 to 31/07/2020.

During this period, Leach & Lang comprehensively managed works related to the finishing of the tenement house, in the field of:

1. Preparation of the budget and its settlement2. Preparation of the conceptual design

3. Purchase of finishing materials and interior design items

4. Construction supervision

5. Cleaning

Our Project Management Department had a great opportunity to coordinate execution of a general renovation project of the tenement house dated 1939 located in the heart of Krakow – at Krzywa 12 street. The main aim was to restore both the inside and outside of the building which usable area is 1,800 sq m. Renewal works included: residential premises, staircases, corridors as well as the façade of the house.

The full scope of renovation works included:

1. Replacement of the plumbing, electrical and gas installations

2. Replacement of the heating system in the entire building

3. Separation of new apartments from existing ones

4. Renovation of well-preserved original parquet floors as well as apartment doors and entrances

5. Comprehensive renovation of the old elevator keeping its original appearance

6. Renewal of floors and terrazzo stains in corridors

Result of the general restoration which taken place in 2015 are 14 rearranged apartments for rent in the refurbished tenement house. The building is under protection of the monument conservator and all the works were carried out according to the guidelines of the Monument Conservation Office in Krakow.

 Apart Hotel – Platinum Residence at 61 Grzybowska Street in Warsaw - in 2012 Leach and Lang property Consultants completed the fit out of 217 apartments in Platinum Residence varying from 40m2 to 100m2.

The project undertook all works! This included initially the removal of some walls, right through to the design and fit out and finally ended with the handover of the ready to use apartments with functioning TV sets, cutlery and glassware in  kitchen cabinets and bed sheets ready for the guests to come.

During the project L&L Warsaw managed and supervised the following activities:

  1. Property handover and inventory of apartments
  2. Preparation and control of project budget
  3. Legal services – preparation of contracts with suppliers and contractors, statements, protocols and representing the Investor in front of external authorities and institutions
  4. Preparation of architectural design and complete project documentation
  5. Selection of finishing and furnishing materials
  6. Selection of suppliers and contractors as well as negotiating cooperation conditions
  7. Purchase of materials and coordination of suppliers and contractors
  8. Constant supervision of project at each stage ensuring deadlines were met
  9. Preparation of final project documentation
  10. Handover of finished apartments to Investors
  11. Post warranty service

Platinum Apartments, 59a Żelazna Street in Warsaw -  L&L  Warsaw managed the entire investment process from design to final fit out and handover stage.
