Advice on investment planning
We have many years of experience in professional advisory services for investors. We provide professional assistance in developing the basic assumptions for the planned investment. The scope of our consultancy includes the preparation of a comprehensive market analysis, including the verification of the competition and the current market condition in the selected location, as well as checking the trends that define the demand. In addition, we offer the preparation of recommendations for the selection of both design solutions (building plans, its surroundings, common areas and additional areas, and apartments / service premises - including the preparation of appropriate functional layouts and optimal surface structure of the premises offered, etc.), as well as material (in terms of the standard of finishing the building and flats / commercial premises).
Support in preparing the investment for sale
When preparing a project to be presented on the market, it is crucial to skillfully organize and coordinate the related activities. Based on our many years of experience, at Leach & Lang, we have developed the most optimal strategies that allow for efficient management of the sales organization process. At the same time, we provide advice on the preparation of contracts and other documentation in accordance with current legal requirements, as well as the development of a marketing plan that allows our clients achieve an optimal result. As a part of the cooperation at the stage of organizing sales, we prepare a plan for the forecast sales pace of the offer for developers and the price list of the offered apartments and / or premises.
Investment sales management
During the sale, we provide our clients with comprehensive operational services, as well as in the field of project management and coordination of sales and marketing activities. As we understand that the professional preparation of the sales consultants is one of the key factors guaranteeing the achievement of satisfactory sales results, in the area of operational activities, we offer the services of an experienced team of consultants dedicated exclusively to the investment, who thanks to the appropriate know-how, will provide customer service along with advice at the highest level.
As a part of cooperation with the developer, we also ensure the coordination of activities - sales, promotional and marketing - the scale and type of which we select based on the data collected from the statistics we keep. We monitor our activities and their results on an ongoing basis and document them in regularly prepared reports. At the same time, we conduct promotional and marketing activities in the scope individually agreed with the developer (promoting the investment, among others, on the website as well as on the websites of our offices, in social media, and in the most popular advertising websites).
By our side there are also issues related to coordination of contacts between the client and the developer / architect / bank representative / lawyer / notary; organization of contracting processes along with verification of the correctness of contract provisions and the correctness and completeness of attachments in the context of their compliance with the current legal requirements; providing the clients with the documentation required by the crediting bank, coordination of arrangements regarding changes in apartments` lay out between the parties of the transaction.
As a part of individual arrangements with the developer, we can also offer technical commissioning of premises on behalf of the investor and their handing over to buyers, based on the relevant documentation.
